These terms of service (“Terms”) govern your use of the Hoekk mobile application and website (together, the “Service”) operated by Hoekk, a sole proprietorship based in The Netherlands. By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
Hoekk is an AI-powered communication tool that helps users find rental housing in The Netherlands. The Service displays publicly accessible rental listing information and uses artificial intelligence to generate personalised inquiry emails on your behalf. When you connect your Gmail account, the Service can send these emails directly from your Gmail and notify you when agents reply. Hoekk is not a real estate broker, listing platform, or rental intermediary.
You may create an account using an email address and password, or by signing in with Apple. You are responsible for all activity that occurs under your account. Notify us immediately at support@hoekk.com if you suspect unauthorised access.
Connecting your Gmail account is optional but required to send inquiry emails. When you connect Gmail:
gmail.send scope.gmail.readonly scope. We only read threads originating
from emails we sent — we never access any other messages.You acknowledge that emails sent through the Service are sent from your Gmail account and appear as if you wrote them. You are responsible for the emails sent on your behalf.
Inquiry emails are generated by artificial intelligence (Anthropic Claude) based on your profile and the listing details. While we strive for accurate, professional emails in Dutch:

Hoekk offers a free tier and three paid subscription tiers, all unlocking the same Pro feature set (unlimited AI-generated rental inquiry emails, auto-send drafts on swipe, rental dossier attachment, and priority listing alerts):
All prices are shown in your local App Store currency at checkout. Apple may apply minor regional price adjustments based on currency exchange rates.
Paid subscriptions are auto-renewing and managed exclusively through your Apple ID and the Apple App Store:
You can cancel auto-renewal at any time through your Apple ID account settings:
Cancellation takes effect at the end of the current paid period. You retain access to Pro features until the end of the period you have already paid for. Cancelling does not refund the current period.
You can also manage your subscription via the App Store directly: open the App Store, tap your profile picture, then tap Subscriptions.
All refund requests for paid subscriptions are handled by Apple in accordance with Apple’s standard refund policy. Hoekk does not directly process refunds.
To request a refund:
Apple has sole discretion over whether to grant a refund. We are not able to process refunds outside of Apple’s system.
If you are a consumer resident in the European Union, you have a 14-day right of withdrawal under Article 6:230o of the Dutch Civil Code (implementing EU Directive 2011/83/EU on Consumer Rights), starting from the day you purchase a subscription. By purchasing a subscription and immediately using paid features (such as sending an AI-generated inquiry email), you expressly consent to begin performance of the contract during the withdrawal period and acknowledge that you may lose your right of withdrawal once performance is complete.
If you have not used any paid feature, you may exercise your right of withdrawal within 14 days by submitting a refund request through Apple as described in §7.4, or by contacting us at support@hoekk.com.
We may change subscription prices for new subscribers at any time. For existing subscribers, any price increase will be communicated in advance through the App Store and will require your explicit consent before being applied to your subscription. If you do not consent to a new price, your subscription will not auto-renew at the next billing cycle.
The hoekk Pro Monthly subscription is eligible for Apple Family Sharing. The 3-Month and Annual subscriptions are not eligible for Family Sharing. Eligibility is configured in App Store Connect and is not modifiable from within the app.
If you reinstall the app, switch to a new device, or sign in to a new Apple ID, you can restore your purchase by tapping Restore Purchases in the Profile or paywall screen. Restoration validates your existing subscription against your Apple ID and re-grants Pro access if a valid subscription is found.
Hoekk does not currently offer a free trial or introductory price for any subscription tier. If we introduce one in the future, the terms (length, eligibility, conversion behaviour, and forfeiture of unused trial time when upgrading) will be disclosed in the App Store paywall and at the moment of subscription.
Listing information displayed in the Service is sourced from publicly accessible rental listings on the open web and is shown for informational purposes only to help users identify properties they may wish to inquire about. Hoekk is an independent service and is not affiliated with, endorsed by, or sponsored by any rental listing platform, real estate agency, or property owner. All third-party trademarks, service marks, and trade names remain the property of their respective owners.

The Service is provided “as is” and “as available” without warranties of any kind, whether express or implied. We do not warrant that:
To the maximum extent permitted by Dutch law, Hoekk and its operator shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of the Service. This includes, without limitation, damages for lost opportunities, failed rental applications, or incorrect email content.
Our total aggregate liability for any claims arising from the Service is limited to the amount you have paid for the Service in the 12 months preceding the claim, or €100, whichever is greater.
These Terms are governed by the laws of The Netherlands. Any disputes arising from these Terms or the Service shall be submitted to the competent court in The Netherlands. If you are a consumer in the EU, you retain any mandatory consumer protection rights under the law of your country of residence.
We may update these Terms from time to time. If we make material changes, we will notify you through the app or via email at least 14 days before the changes take effect. Continued use of the Service after changes constitutes acceptance. If you do not agree with the updated Terms, you should stop using the Service and delete your account.
